Property Condition Observation
Routine interior and exterior observations to identify visible changes, irregularities, or emerging concerns. This includes general condition awareness of building systems, finishes, and living spaces, without invasive testing or repair activity. Findings are documented and reported in a consistent, disciplined manner.

Environmental & Operational Awareness
Monitoring for signs of water intrusion, abnormal moisture, temperature irregularities, power disruptions, or other environmental conditions that could impact the residence if left unaddressed. Seasonal readiness and general operational posture are observed with an emphasis on early detection rather than reaction.
Vendor Presence & Access Oversight
Verification of scheduled vendor arrival and departure when authorized by the owner or their representative. KSES provides presence and accountability during approved access windows, confirming that access aligns with stated scope. KSES does not supervise workmanship or direct trades.
What This Service Is — and Is Not
KSES provides estate oversight, not property management, concierge service, or construction supervision. We do not perform repairs, make discretionary decisions outside delegated authority, or manage vendors beyond presence verification and reporting.
