KSES PROPERTY CONDITION OBSERVATION

Observation
During a routine exterior walkthrough conducted during spring mud season (March–May), standing water was observed pooling adjacent to the exterior masonry wall along the foundation perimeter. Saturated soils and slow surface drainage were present following snowmelt and seasonal precipitation.

Assessment
The observed conditions are consistent with transitional mud-season runoff and temporarily reduced soil permeability. While no active water intrusion or visible foundation damage was noted at the time of inspection, prolonged or recurring pooling near the foundation may increase the risk of moisture migration, freeze-thaw stress on masonry, and long-term degradation of exterior finishes if not monitored.

• Condition documented and logged in the estate condition register
• Baseline photographs captured for seasonal comparison
• Drainage patterns and grading flagged for continued observation
• Area to be reassessed as soils dry and seasonal conditions stabilize
