KSES PROPERTY CONDITION OBSERVATION

Observation
During a routine exterior patio walkthrough, localized mildew growth was observed on the stone surface adjacent to the planter located along the right-side retaining wall. Discoloration was limited in area and appeared confined to the immediate vicinity of the planter.

Assessment
The mildew growth is consistent with localized moisture retention caused by planter irrigation, reduced air circulation, and shaded conditions. While the condition is cosmetic at this stage, continued moisture exposure may accelerate surface staining, promote biological growth, and contribute to long-term degradation of stone finishes if left unmanaged.

Action Taken
• Condition documented and logged in the estate condition register
• Baseline photographs captured for future comparison
• Planter placement and irrigation practices flagged for review
• Area scheduled for continued observation during subsequent walkthroughs
