KSES PROPERTY CONDITION OBSERVATION

Observation
During a routine mechanical room walkthrough, a system pressure gauge was observed reading within the red zone, indicating elevated operating pressure beyond the normal recommended range. The gauge reading was active at the time of inspection and associated with the primary mechanical piping system.

Assessment
Excessive system pressure presents an increased risk of stress on piping, fittings, valves, and connected mechanical components. Sustained overpressure conditions may contribute to premature equipment failure, leakage, or activation of safety relief devices if not addressed. While no active leakage or component failure was observed at the time of inspection, the condition warrants prompt evaluation by qualified service personnel.

Action Taken
• Condition documented and logged in the estate condition register
Escalation to property management initiated
• Property management requested to coordinate prompt evaluation by qualified mechanical or plumbing service provider
• Pressure regulation components (e.g., pressure reducing valve, expansion tank) flagged for inspection and verification
• Mechanical room scheduled for follow-up review after corrective action
