Observation
During a winter exterior walkthrough, ice dam formation was observed along multiple roof edges, with icicles extending from the eaves above exterior walls and balcony areas. Snow accumulation was present on upper roof planes with visible melt-and-refreeze patterns at the roofline.
Assessment
Ice dam development is consistent with heat loss at the roof deck combined with prolonged snow cover and subfreezing exterior temperatures. While no active water intrusion was observed at the time of inspection, continued ice dam formation increases the risk of moisture migration beneath roofing materials, which may lead to concealed damage to roof assemblies, insulation, or interior finishes if left unmanaged.
Action Taken
• Condition documented and logged in the estate condition register
• Baseline photographs captured for seasonal comparison
• Rooflines and interior ceilings flagged for ongoing monitoring
• Snow and ice management strategies to be reviewed with service providers as conditions warrant
